David M. Greenspan and Dahima K. Adair of Bergen County, New Jersey, Indicted for Deed Fraud and Identity Theft

On January 22nd, 2026, the arrest of David M. Greenspan and Dahima K. Adair, both age 47, was announced by Bergen County Prosecutor Mark Musella. David M. Greenspan was charged with second-degree Theft by Deception, second-degree Identity Theft, third-degree Forgery, third-degree Forgery by Uttering, third-degree Tampering with Public Records, and fourth-degree Falsifying and Tampering with Public Records. Dahima K. Adair was charged with fourth-degree False Swearing. The arrest and charges against David M. Greenspan and Dahima K. Adair was a result of an investigation handled by the Bergenfield Police Department and the Teaneck Police Department

According to the Bergen County Prosecutor’s Office, their Financial Crimes Unit was contacted by the Bergenfield Police Department about a potential case of deed fraud involving a property in Bergenfield, New Jersey. It is alleged that David M. Greenspan had forged a signature on a real estate deal for the aforementioned property. The deed was then notarized and submitted to the Borough of Bergenfield. Allegedly David M. Greenspan took ownership of the property, valued at $306,000, in addition to other loans totaling to $323,000. David M. Greenspan amassed a total of $629,000 in allegedly fraudulent assets amongst the property and loans. The investigation also revealed that Dahima K. Adair allegedly acted as a public notary, affirming the presence of an individual needing to sign a document without said person’s consent or knowledge before the document became notarized. This led to the ownership of real estate belonging to a deceased individual to be improperly transferred after the notarized document was submitted to the County of Bergen. During this process Dahima K. Adair had failed to properly follow the public notary laws and identification procedures. 


The Bergen County Prosecutor’s Office stated that the charges against David M. Greenspan and Dahima K. Adair are merely accusations, and the defendants are presumed innocent unless proven guilty beyond a reasonable doubt in a court of law.
